Are you ex-military and looking for a new and exciting career?

Forces Recruitment Services are currently recruiting for a Caretaker, ideally from an ex-military background or military leavers, to provide day to day responsibility for the smooth running of a striking new development in Crawley.

Working under the supervision of the Property Manager, the Caretaker will have ongoing liaison with the leaseholders and owners, and also ensure the security of the residents and the Estate as a whole. You will make sure that the internal and external communal areas are regularly checked and cleaned to a high standard.

Applications from ex-military personnel are strongly encouraged (Royal Air Force, Royal Navy, British Army, and Royal Marines) however all applications will be considered.

Key Responsibilities:

  • Be courteous and helpful to all residents, visitors, members of the public, staff and to contractors employed on the development.
  • Be responsible for any keys that may be held in the caretaker’s office, making sure they are correctly logged in and out in accordance with the estate procedures.
  • Keep all communal keys to the various areas of the building well organised and secure.
  • Monitor the presence of workmen around the development and supervise their activities to ensure minimum disturbance to residents. Keep daily records and report to head office on a monthly basis.
  • Ensure that all general telephone enquiries, messages, and emails are logged, effectively and efficiently.
  • Assist with administrative matters relating to the management of the development by working closely in co-operation with the Property Manager, and keeping them well informed about events and issues, which affect the building.
  • Ensure the communal areas are cleaned to a high standard.
  • Monitor both contractors and other estate staff (if any) to ensure the high standards required are maintained.
  • Walk the building and the external areas on a daily basis to ensure that all maintenance services are being provided to the required standard. 
  • Perform flick tests, emergency light tests and to provide written logs.
  • Obtain the utility meter readings for the Landlords Meters, leaseholders and interested parties when required.
  • Provide clear and concise written and verbal communications to the head office.
  • Ensure all defective lamps are noted and where appropriate, changed. Where lamps are inaccessible, this should be reported to head office so appropriate risk method statements for lone working conditions are considered and adopted and if necessary to arrange for a contractor to be called.
  • Maintain a log of all incidents and accidents involving any member of staff, visiting contractor or resident.
  • Maintain relevant COSHH and all other Health and Safety data sheets.
  • Keep relevant site documents and plans safe and agree not to remove them from the development.

Knowledge and skills required:

  • Microsoft Office skills, particularly Outlook and Word
  • Excellent oral and written communication skills
  • Customer service experience
  • Proven experience of building effective working relationships at all levels
  • Detailed knowledge of building/facilities management
  • Able to prioritise and organise workload
  • Task focused but with a flexible approach

Desirable Qualifications:

  • IOSH qualified (general certificate)
  • NEBOSH qualified
  • Minimum GCSE standard

Salary: £18,000

Working Hours: 7.30am – 4pm Monday to Friday with an hour’s unpaid break for lunch
