Description :

Key Duties

  •  Quality Inspections - perform site walks, inspecting all internal and external communal areas on a daily basis for cleanliness, checking for any faults to equipment and systems, damage to the building and health and safety risks.
  •  Resident liaison - provide a visible on-site presence and be the first point of contact for new and existing residents, either via telephone or in person, regarding day-to-day matters, maintenance issues, emergencies, etc., assisting where appropriate or referring to the Estate Manager when required.
  •  Cleanliness - oversee the cleaning of the development, ensuring that the communal areas (corridors, stairwells, bin areas and car parks) are cleaned in accordance with the Scope of Services. There may be the requirement to undertake some ad-hoc cleaning duties if the need arises throughout the course of the day (i.e. if cleaning personnel are not available).
  •  Parking management -ensure residents and their visitors use the correct parking bays and assist with any parking issues related to the neighbouring school.
  •  Gardening/grounds maintenance-  oversee the work and quality of maintenance of the soft landscaping throughout the development.
  • Planned Maintenance -working with the Estate Manager to ensure that items identified on the Planned Maintenance Schedule are undertaken on time and to the required standards/guidelines.
  •  Maintenance & Repairs - carry out minor maintenance tasks such as adjusting doors/hinges, door closers, repairing stair treads and referring all specialist works to the Estate Manager.
  •  Tenant move-ins/outs - monitor move-ins/outs to ensure that no damage or problems occur in the communal areas and disruption to neighbouring properties is minimised. Inform the office of any new occupiers to ensure occupancy records are kept up to date.
  •  Contractor Management - oversee all Encore contractors on site, including managing their attendance (signing in/out), ensuring safe working practices are maintained at all times and work is completed to a satisfactory standard.
  •  System testing - carry out system testing around the building, to include services such as emergency lighting, fire alarm systems/smoke vents and lift emergency lines. Experience
  •  A minimum of 3 years experience in caretaking/building management/maintenance as a site supervisor or similar position.
  •  Prior experience in a customer-facing role, providing service at a high-level.
  •  Exposure to the private residential sector (preferred).
  •  Previous experience of managing of cleaners/gardeners either employed or contracted.
  • Ability to undertake basic maintenance duties, so a qualification or practical experience required.
  •  Basic knowledge of Health & Safety legislation (full training/support will be provided).
  •  Basic First Aid qualification (preferred).

  •  Excellent time management and prioritisation of tasks: know which items should be addressed first, while ensuring everything gets done.
  •  Excellent people skills: build good relationships with the residents and the Estate Manager. Ensure you are well presented at all times.
  •  Excellent communication skills: both verbal and written, with the ability to communicate effectively with others.
  •  Good computer skills: be competent in the use of Microsoft Office (Excel, Word and Outlook) and computer programmes in general.

Working Hours - Standard hours 07.30 - 16.30 Monday to Friday, although an element of flexibility is required.
